“Maxwell, welcome back — it’s been a while since you saw this platform. A lot has changed. Almost everything, actually.

When you saw AssessFlow earlier, it was a concept. What you’re going to see today is a production platform — live data integrations, real billing, real users in onboarding.

I want to be deliberate about what I show you. This isn’t a generic property platform demo. Everything I’m going to walk through maps directly to what Strata Geomatics does for municipalities. Aerial imagery and cadastral work gives you the spatial picture. AssessFlow gives you the intelligence layer on top of that.

By the end of this session, I want you to walk away knowing exactly how your agents would use this on their next job. Let’s start with the part that saves the most time.”


SECTION 2: The Enrichment Engine (8 minutes)

2.1 — The Setup (1 minute)

“Your agents identify a property — from an aerial survey, a site visit, a client list. The first thing they need is: who owns it, what is it registered as, and does the registered data match what’s on the ground?

That used to mean a trip to the Deeds Office, or paying R80 per WinDeed search, or waiting days for a title deed. Watch what happens now.”

2.2 — Live Enrichment Demo (4 minutes)

“I’m going to enter an ERF number. This is a live call to AfriGIS — South Africa’s primary deeds and property data provider. Watch the response time.”

“In under a second, we have:

  • Registered owner — full name, as per Deeds Office
  • Title deed number
  • ERF, portion, township — exactly what your cadastral records reference
  • Extent in square metres
  • Any bonds registered against the property
  • Transfer history — when it last changed hands, for how much

And then from Google Maps Street View — a current visual of the property. So before an agent even leaves the office, they have the complete picture.”

2.3 — The Municipal Use Case (2 minutes)

“Here’s where this gets powerful for Strata Geomatics. Say your aerial survey of a municipality identifies 200 properties that appear to have new structures — extensions, additions, new outbuildings. The municipality’s valuation roll hasn’t been updated.

Bulk enrich all 200 properties. In 20 minutes you know: who owns each one, whether the registered category matches what’s on the ground, and which ones need a Section 78 supplementary valuation. Your agents walk in prepared. No manual Deeds Office research.”

“Let me be specific about cost, because this is where the platform pays for itself.

The credit system works like a data bundle. You buy a monthly allocation and every action draws from it. One credit is R15 at list price.

A single ad hoc enrichment — one property, no batch — costs 4 credits, R60. That’s the highest per-unit rate because it’s unplanned. The moment you’re running a batch job — and for municipal work, you almost always are — the rate drops. 500 or more records: 3 credits each, R45. 2,000+: 2.5 credits, R37.50. 5,000+: 2 credits, R30 per property.

Compare that baseline directly: WinDeed charges R30–R80 per record for deeds data alone. Lightstone charges R15–R80. AssessFlow at bulk rates is R30–R45 and includes AfriGIS, deeds, cadastral, transfer history, and Street View imagery — in one call.

At Agency tier — R22,500 a month — you get 1,800 credits. That’s 600 enrichments on a 500+ batch job, or 720 on a 2,000+ batch. And here is the important part: those same credits cover everything — occupancy audits, job setup, and report generation.

Report generation is 1 credit for a standard PDF, 2 for a branded template with Strata Geomatics’ logo and formatting. This is billed — not free. A typical municipal job: enrich 400 properties in bulk at 3 credits each (1,200 credits), set up the campaign once (10 credits), generate 400 standard PDF reports (400 credits). Total: 1,610 credits. Your 1,800-credit Agency allocation covers that job with 190 credits left over.

Top-up credits are available at any time at R11 per credit. No work stops mid-job.”


SECTION 3: Mobile Inspection App (7 minutes)

3.1 — Load the Mobile App (1 minute)

“Your agents are in the field. Connectivity in townships, rural municipalities — unreliable at best. AssessFlow runs as a Progressive Web App — it installs on any phone like a native app, no Play Store or App Store needed. And it works offline.”

3.2 — Walk Through an Inspection (4 minutes)

“An agent opens a property job. They see the enrichment data we just pulled — owner, ERF, expected category. Now they conduct the physical inspection.

Structured form — they fill in:

  • Property condition
  • Physical improvements (extensions, outbuildings, pool, etc.)
  • Occupancy status — is someone actually living here?
  • MPRA category confirmation — does what they see match what’s registered?

They take photos — GPS-tagged, timestamped, attached to this specific property record. Every photo is evidence. Court-admissible. Tamper-proof audit trail.

When the inspection is done, they mark it complete. If they have no signal, it queues locally and syncs the moment they hit coverage.”

3.3 — The Problem This Solves (2 minutes)

“What does your team use today for field inspections? Paper forms? WhatsApp photos? Excel on a tablet?

The issue isn’t the information — it’s what happens after. Someone has to type it up. Photos have to be organised. Reports have to be compiled manually.

SECTION 4: MPRA Compliance Module (7 minutes)

4.1 — Why This Matters to Municipalities (1 minute)

“Every municipality in South Africa has to comply with the Municipal Property Rates Act. General valuation roll every four years. Supplementary valuations triggered by changes. Section 78 compliance. Rates calculations. Objections and appeals.

Most municipalities are behind. They rely on external valuers — like Strata Geomatics — to do this work. AssessFlow gives you the platform to do it efficiently and deliver the output they need.”

4.2 — Property Classification & Rates Calculation (3 minutes)

“A property comes in. Enrichment data tells us the current registration. The physical inspection confirms what’s actually there. The MPRA module does the compliance work:

  • Category assignment: Residential, Commercial, Agricultural, Mixed — we flag discrepancies automatically
  • Market valuation: Our ML engine estimates current market value based on 784+ comparable properties and trained models
  • Rates calculation: Apply the municipality’s tariff structure. Automatic rebate checking — indigent, agricultural, conservation
  • Supplementary valuation trigger: If ownership changed, or improvements were detected, Section 78 workflow activates automatically”

4.3 — Section 78 Workflow (2 minutes)

“Section 78 is where municipalities lose money. Properties that changed hands, were subdivided, or had significant improvements added — they should trigger supplementary valuations. But municipalities don’t always catch them in time.

AssessFlow monitors this. When the enrichment engine detects a transfer that post-dates the last valuation date, it flags Section 78 automatically. The workflow tracks it from instruction to completion, with every action logged.”

4.4 — The Deliverable (1 minute)

“At the end of the process — one click. The municipality gets a PDF valuation report: property details, inspection findings, photos, market value determination, rates calculation, MPRA compliance status. Everything they need for the valuation roll.”

5.1 — How Strata Geomatics Fits (2 minutes)

“This is how Strata Geomatics would sit in the platform. You have an organisation account. You’re the admin. Your agents are under your org.

You see every active job across the team. You see which properties have been enriched, which inspections are in progress, which reports are ready to deliver. You allocate credits — either as a pool the team draws from, or per-agent limits.

When a municipality client wants to see their reports, you invite them as a viewer. They see only their data. Nothing else.”

5.2 — Onboarding an Agent (2 minutes)

“Billing is at the org level. One subscription covers the team. You choose a tier based on how many credits you expect to use per month. Enterprise tier is where Strata Geomatics ends up — we size it to your actual volume and structure pricing around that.”


6.1 — Summary (1 minute)
