Part 1: Opening & Value Proposition (2 min)

Section titled “Part 1: Opening & Value Proposition (2 min)”

Opening Script:

“Good morning Xolani, thanks for making the time. I’m going to show you AssessFlow — a purpose-built property intelligence platform for South African government property work.

We automate the entire chain — from data enrichment through field audits to client-ready reports — replacing manual lookups, paper forms, and spreadsheet tracking with a single managed workflow.

We serve three market segments through one platform:

  1. Property data agents — valuation firms, data enrichment agents, GIAMA inspection teams
  2. Direct municipalities — smaller municipalities that onboard directly at equal rates
  3. Asset management companies — doing GIAMA compliance for government property portfolios

Each segment gets a dedicated portal, but they all consume the same 10 core services on the same credit-based billing engine.

Let me show you each one.”

Show the landing page — scroll through:

  • Stats bar showing platform metrics
  • 9 live features grid
  • 4 audience types: Municipalities, Agents, Asset Managers, Government Departments
  • GIAMA Suite highlight section

“Before we dive into each portal, here’s what AssessFlow delivers — 10 integrated services:“

“Everything on the platform is designed around the way government property work actually happens in South Africa — MPRA valuation rolls, GIAMA occupancy audits, bulk data enrichment, and field inspection campaigns.”

“Let’s start with the agent workflow — this is where a valuation firm or data enrichment agent manages their entire operation.”

Navigate to: /agent-portal

  • Show: 4 status cards — Open Jobs, In Progress, Under Review, Delivered
  • Show: Low-credit warning banner (triggers when balance drops below 20%)
  • Show: Recent jobs table with live status
  • Show: Activity feed

“This replaces email chains and spreadsheets. Every job request, approval, enrichment, and deliverable is tracked in one place.”

3b. Job Submission & CSV Data Quality Gate

Section titled “3b. Job Submission & CSV Data Quality Gate”

Navigate to: /agent-portal/requests → New Request

  • Show: Job request form — type, description, tender reference, delivery date
  • Show: CSV upload with validation summary

“Here’s something unique — when an agent uploads a CSV of 500 ERF numbers from a municipal tender, our CSV Data Quality Gate validates every row before a single credit is spent.

It catches duplicates, coordinates outside South Africa, unrecognised municipality names, bad ERF formats — and auto-corrects what it can. ‘Cape Town’ becomes ‘CPT’, ‘Johannesburg’ becomes ‘JHB’, ERF prefixes are stripped.

This is free. No credits consumed. Credits only start when enrichment begins.”

Navigate to: /enrichment

  • Show: Single property enrichment form (ERF, Municipality, Address, Coordinates)
  • Show: Recent enrichments list with status badges (pending, running, completed, failed)

“Each property is enriched from AfriGIS — sourcing directly from the Deeds Office (11 registries) and Surveyor General. We get deeds, ownership, bonds, transfer history, cadastral boundaries, geocoding, and Google Maps street view.

4 credits per property at standard rate. At scale — 2.5 credits at 2,000+ properties. This replaces manual lookups across multiple data providers.”

Navigate to: /agent-portal/billing

  • Show: Credit balance display
  • Show: Subscription tier information
  • Show: Credit cost reference table (15 services priced)
  • Show: Transaction history with full audit trail

“Transparent prepaid billing. Every credit movement is logged — allocations, top-ups, deductions, refunds. No surprise bills. When credits run out, work pauses until topped up.”

Subscription Tiers:

“Now the second revenue path — direct municipalities. Smaller municipalities that can’t afford agent fees get direct platform access at equal rates. They onboard via admin invitation — same credit pricing, same 10 services, self-service.”

Navigate to: /municipal-portal

  • Show: 4 KPI cards — Total Properties, MPRA Compliant %, Enrichment Coverage %, Credit Balance
  • Show: 4-step onboarding wizard (Welcome → Import Data → MPRA Compliance → Credits & Billing)
  • Show: Quick actions grid (Import Roll, Enrich Properties, MPRA Compliance, View Reports)
  • Show: Recent activity feed and imports table

“This is the City of Johannesburg’s actual portal. They see only their data — full tenant isolation enforced at the database level. They imported their valuation roll, and now they can enrich, run MPRA compliance, and generate reports independently.”

Navigate to: /municipal-portal/import

  • Show: CSV/Excel drag-and-drop upload
  • Show: Data quality analysis — Completeness %, MPRA Score, Quality Grade (A through F)
  • Show: Import history table
  • Show: Batch enrichment trigger with real-time progress tracking

“A municipality uploads their valuation roll — we validate data quality, score it, import it, and offer bulk enrichment. They can track batch progress in real time.”

Navigate to: /municipal-portal/compliance

  • Show: SmartMPRA 3-layer compliance wizard

MPRA compliance as SaaS — no competitor offers this. The wizard walks through property classification, valuation entry, rates calculation with exemptions and rebates. Everything is persisted to the database — not spreadsheets.”

“This is our newest offering — launched this week. Asset management companies that manage government property portfolios for DPWI, provincial public works, or SOEs get a dedicated multi-portfolio audit portal.”

Navigate to: /giama-suite (log in as demo-giama@isutech.co.za)

  • Show: 4 KPI cards — Portfolios, Active Campaigns, Completed Audits, Compliance Rate
  • Show: Occupancy breakdown chart (5 GIAMA status codes: Vacant, Occupied Authorised, Occupied Unauthorised, Occupied Historic, Unknown)
  • Show: Quick action buttons
  • Show: Recent campaigns table
  • Show: 4-step onboarding wizard

“An asset manager sees their entire GIAMA portfolio here. Properties organised by department type — national, provincial, municipal, and SOE.”

Navigate to: /giama-suite/portfolios

  • Show: Portfolio grid organised by department type
  • Show: Campaign counts per portfolio

“They might manage 3 provincial public works portfolios and 2 SOE portfolios simultaneously. Each portfolio feeds into audit campaigns.”

Navigate to: /audit-campaigns → select a campaign

  • Show: Progress bar showing completion percentage
  • Show: 5 occupancy status cards (V, OA, OU, OH, UN) with counts
  • Show: Paginated audit records table
  • Show: Analytics section — completion rate, vulnerable cases, meter statistics, escalation stages
  • Show: Export options — GIAMS export, AGSA summary report

“This is a live campaign. Inspectors in the field submit audits via the mobile app — a 6-step wizard covering GPS capture, occupancy status, photographic evidence, meter readings, occupant details with POPIA consent, and review.

Access-denied properties automatically trigger desk-top enrichment — 6 credits each — investigating ownership, bonds, utility mismatches. Your team gets actionable intelligence even when physical access is refused.”

“The field app works offline. Inspector selects property, captures GPS, records occupancy status, photographs meters, captures occupant details with POPIA consent, reviews and submits. Everything syncs automatically when connectivity returns. GIAMA-compliant format throughout.

The entire mobile app runs on custom JWT authentication — secure, fast, works on any Android or iOS device.”

Navigate to: /admin/dashboard

  • Show: KPIs — Revenue, Outstanding Payments, Active Agents, Total Jobs
  • Show: Job pipeline chart
  • Show: Recent payments, alerts, quick actions

“The admin sees everything — all agents, all municipalities, all campaigns. Full pipeline visibility with one-click actions.”

Navigate to: /admin/propertydata-engine

  • Show: Service status cards (Service health, Database, AfriGIS connection, Uptime)
  • Show: ML Model Performance — R², CV Score, training samples
  • Show: Valuation analytics charts (price distribution, province averages, property types)

“We built our own ML valuation engine — trained on South African property data. Currently agent-grade. Our roadmap takes this to municipal-grade in 12-18 months and bank-grade in 24-36 months as we add confirmed sales data from AfriGIS.”

Navigate to: /market-intelligence

  • Show: Area insights dashboard — affordability indices, rates analysis, resale trends, rental yields

“Area-level intelligence powered by our PropertyData Engine. This is the foundation for a future public/investor offering — our third revenue path.”

“We validated this against 8 SA competitors — Lightstone Digital, DDP, WinDeed, MuniSoft, Novon, CJCP, Kofax, and PropCloud. None combine enrichment, compliance, field audit, and billing in one platform. This is a greenfield market.

“A quick word on our data sources — this is important:“

SourceWhat it provides
AfriGISDeeds, ownership, bonds, cadastral, geocoding — sourced directly from the Deeds Office (11 registries) + Surveyor General. Same upstream government data as Lightstone and WinDeed, but no intermediary markup.
Google MapsStreet view imagery and address verification
PropertyData EngineOur in-house ML valuations — trained on SA property data
FirecrawlWeb-scraped listing data for market intelligence

“We evaluated Lightstone and WinDeed. AfriGIS sources from the same government registries at better rates with a modern API. We dropped both intermediaries in April 2026 — simpler pipeline, lower cost, same data quality.”

“Platform-wide we’re at ~74% production readiness. We’re onboarding our first customers now — City of Johannesburg is already on the municipal portal. The GIAMA suite launched this week.”

“To summarise — three revenue paths, one platform:

  1. Agents — valuation firms, data enrichment agents, GIAMA inspection teams (invite-only, admin-approved)
  2. Direct Municipalities — smaller municipalities, same credit rates, self-service portal
  3. Public/Investors (planned) — market intelligence, area insights, trend analysis

The platform is live at assess-flow.isutech.co.za. City of Johannesburg is already onboarded. The GIAMA suite launched this week for asset management companies.

Xolani, what questions do you have?”

“How do you make money?”

Prepaid credits. R15/credit standard. Enrichment costs 4 credits (R60/property). Inspector tier starts at R3,900/month for 150 credits. Agency tier is R22,500/month for 1,800 credits. Enterprise deals are negotiated.

“What data sources do you use?”

AfriGIS — direct from the Deeds Office (11 registries) and Surveyor General (quarterly updates). Same upstream government data as Lightstone and WinDeed but no intermediary markup. Plus Google Maps for street view and our in-house ML valuation engine.

“Why not use Lightstone or WinDeed?”

We evaluated both. AfriGIS sources from the same government registries at better rates with a modern API. We dropped Lightstone and WinDeed in April 2026 — simpler pipeline, lower cost, same data quality.

“How accurate is the valuation engine?”

Honest answer: R-squared of 0.77 on training data, 0.52 on cross-validation. Trained on 839 listing price samples. It’s agent-grade today — good for indicative values and trend analysis. Our roadmap to bank-grade is 24-36 months, starting with confirmed sales data from AfriGIS.

“What about data security?”

Custom JWT authentication (migrated from Clerk), AES-256-GCM encrypted IDs, full tenant data isolation, RBAC with 9 roles and 12 permission categories, POPIA-compliant consent capture in mobile audits, ClamAV virus scanning on file uploads. Hosted on Hetzner South Africa — data stays in-country.

“What’s the tech stack?”

Next.js 15 frontend (TypeScript, Tailwind), Express/Node.js backend, PostgreSQL with Sequelize ORM, Cloudflare R2 file storage, PDFKit report generation, Python FastAPI ML microservice, Expo React Native mobile app, and a Progressive Web App for field workers.

“How does the CSV validation work?”

When an agent or municipality uploads a property list, our CSV Data Quality Gate checks every row — missing identifiers, duplicates, coordinates outside SA, unrecognised municipality names, bad ERF formats. It auto-corrects what it can — normalises municipality codes, strips ERF prefixes, converts coordinate formats. The agent reviews the validation summary, corrects any flagged rows, and only then do credits start being consumed for enrichment. This is completely free.

“When can we start?”

Today. Admin creates an invitation, you accept and set your password. Trial gives you 5 free credits to explore the platform. Full onboarding takes under an hour.

“Who else is using it?”

City of Johannesburg is on the municipal portal with their valuation roll imported. GIAMA demo environment is ready for asset management companies. Agent pipeline is active with end-to-end workflows tested.

“What about KZN municipalities specifically?”

The platform is municipality-agnostic — it works with any SA municipality’s valuation roll format. AfriGIS covers all 11 Deeds Office registries nationally. KZN municipalities (eThekwini, uMgungundlovu, King Cetshwayo, etc.) would get the same enrichment quality as Johannesburg or Cape Town.
